Going To Be Homeless in 18 Days!

Is it only me, or does the housing situation in Brandon SUCK!  
Me and my family have been renting our house for FOURTEEN YEARS!! We received an eviction notice a few months back. They are kicking us out...to do renovations.  
NOW..14 years ago...rent was pretty resonable. Our landlords plan is to get rid of us..since they can only up the rent by 1% per year. Get some fresh tenants in here..and charge A LOT MORE.  
We do NOT drink/party...we are very responsible since we have a 13 year old son with kidney failure. And my husband is on disability with Crohn's disease(working when he is in remission) The amount of rent we will have to pay...if we can find a new place to live...will be almost tripled.  
How are family's supposed to find a place to live when Maple Leaf is buying up/renting what seems like ALL available accomodations for their new employees coming from El Salvador and Honduras this summer (see ad in last Saturday's newspaper!!)  
We are Canadians..who have lived in Brandon most of our lives...AND...

You will have first dibbs on the new place. I think that is the law. No clue if the Landlords are going to be over charging compared the market but I assume not. You may just have to pay the piper. Maybe you have had pretty sweet over the last 14 years??  
 
I feel for you. I do see a few rental signs around that have been there for a while so I know there is some vacancies! Oh yes try Brandon Housing. They may have some emergency housing available and rent is based on income.

call the tenancies branch, i believe after renovations the landlord has to offer the place back to you, you can call and ask for advice without giving your name and address

Yes the landlord does have to give you first option to rent the place back after the renos are done. He/she also has to apply to increase the price more than the allowed amount. The increase depends on how extensive the renovations have been and it doesn't necessarily mean that they will get the increase they want. Please check with tennancies. I'm not sure what you do in the mean time during renovations but they will be able to give you advice for that too.

I Think one issue that the landlord can play around with is the time it takes to renovate. Ho could pick a year if he wants! In the mean time some landlords hope you have found a place. I agree with Katie. If you will return they will need to apply etc. If it is anyone else I think they get to set the rate where they want. All the more reason for them not to want you back. Delay delay delay!

First off I'm sorry for your situaton, I've been there, and know how frustrating it is.  
You've had ample notice given in regards to being displaced for a long period of time (now permanent) so either your standards of what you are looking for are set too high or you haven't been looking hard enough. Did you inquire about Manitoba Housing when you first got your notice? It sounds like you may fit much of the criteria for housing, but they usually have a waiting list. Emergency housing in Brandon simply doesn't exsist.  
There are places out there- you just need to really look. Don't bother with the classifieds- they get gagillions of calls.

really sorry about your situation, but you really can't be upset he is selling the house. Hi wife died and he had a stroke. Maybe since his stroke, he cannot manage to look after a home.

I think the OPs point was that there is a shortage of affordable housing in Brandon, its not about what the landlord has done, or whether she had ample opportunity...  
 
Giz, YES, Brandon is short on affordable housing, and it doesn't seem to be getting much better. I hope you find something good, but you may have to buck up and take temporary accommodation until you can find a suitable long term replacement for your new place.

We had a landlord that tried to kick us out because they were selling. Planning to sell, however, is not a valid reason for eviction. Now I'm not sure, but I think that since the reason for eviction has changed, the previous notice to evict that the landlord gave you originally may now be null and void. Like I said, I'm not sure on that last part, but if that is the case, your landlord may not give you notice to vacate until the house has actually been sold.

I really do feel for your situation

but if more Brandonites would take the jobs at Maple Leaf they wouldn't have to out source to other countries. These people come to work at jobs our own people don't want, so in my opinion they work hard they deserve a place to live. They contribute to our community and pay taxes so don't blame them, blame the Manitobans who are to "Above" working at ML.

I suggest move to a small community. Brandon is really not a community I want to live in anymore. It is much more peaceful in the country.  
 
How about you post an Ad, and have landlords call YOU. That is how I got my beautiful place.

I do get the main point of the thread about affordable housing. The fact the hose gets sold make little difference unless the new owners and or family member plan to live in it. If not it is still a rental property and you get first dibbs.  
 
The new owners probably will need to jump hoops to raise rent by a chunk.  
 
We had this happen four years ago. I did not want to push the issue as it does make it harder for the owners to sell. No matter how you look at it renos are being done and you will need to find a new home. Moving is hard. Moving back in 4 or 6 months time is expensive and IMO was not worth the hassle. Good luck!!

The landlord has given the tenant notice so they can renovate, in anticipation of selling. It is well within his legal right to do so. He cant renovate with tenants living there.

What was your intention by starting this thread? Just to complain? I recall past threads that you and your family were given lots of notice to vacate - why with only 18 days left are you complaining now? Have you applied to all the places suggested? Did you do so as soon as you were told you had to move out? Did you visit the housing worker at 7th Street Health Access Center on a regular basis to get housing leads? I find it hard to believe that you have not been able to secure housing in this many months - I know many people who have secured housing during the past months. It's not easy but it is possible. You say your husband is on disability but working when he can...in another thread not long ago he said he was totally off disability - which is true? Stories do not add up. Posting on a public forum to complain about a situation is probably not your best use of energy and resources. You are complaining that you have to find a new place to live, while someone else has had a stroke and lost his wife. Did you really expect to live there forever?

Sounds like there may have been a few months to look around the classifieds for a new place. These are just a few I found on the Brandon Sun website...

What has manitoba housing said? I know they were renting to anyone the new places close to 18th by the bridge. I hope you already have an application into them as for rent pricing this is the best option.

your landloard an offer on the house.. if you have had a sweet deal for the past 14 years and a few months notice maybe you have a down payment. Offer a fair market price and see what he says..

If your husband has a marketable trade and can work there are many small towns where living is cheap, that would love to have another family move in.  
Where I live my property taxes are around  
$350.00/year. We have most amenities plus any others only 20 miles away. Quiet, crime free, and friendly people. As one other post said---try a smaller town if it is feasible.

If you were given a couple of months notice, that's more then enough time to find a new place.  
 
I have a dog and I haven't had any problems finding an apartment, and we all know how housing for pets is like in Brandon.  
 
Go check the classifieds, place an ad and check the newspaper! Go and stop by all the apartment complexes here in town. There's plenty of options.

truth is..

To rent to someone else the landlord has to give 5 months notice. If he has then I feel bad for you, but he's playing by the law.

No Mb Housing left, on Byng Ave

Those units are all filled. And they were set rates for rent, working or not working.  
 
But do get your MB Housing application in!!

It is irrelevant that you "feel/suspect/assume" families from other countries are getting housing over your family. To be honest, these families are working and paying their bills and at that working in a position that most Canadians would find too difficult. I am sorry to hear about your living situation, but please quit blaming those who come here and contribute to society. Are you both working?
