CONDITIONS OF TENDER
1. Interested parties must rely on their own inspection and knowledge of the property and not on any representations made by or on behalf of the Vendor.
2. Tenders must be received on or before 4:00 p.m. on 18th of August, 2025, to 1-1040 Princess Avenue, Brandon MB R7A 0P8. No emails and no texts.
3. Only Tenders in sealed envelopes marked BID FOR: [HERE INDICATE DESIRED COTTAGE OR BOTH] will be considered.
4. Tenders must be accompanied by a five thousand ($5,000.00) dollar deposit by way of certified cheque or bank draft payable to Patersons. Deposits accompanying unacceptable bids will be returned by post.
5. The minimum bid accepted for 14 Grove Street, Pelican Point, Ninette, MB., is $300,000.00. (being property 1)
6. The minimum bid accepted for LT 16, BLK NA Pelican Point, Ninette, MB., is $280,000.00. (being property 2)
7. Highest or any Tender not necessarily accepted.
8. Possession date is proposed to be September 30th, 2025, at 9:00 am.

1. Sold as is, where is.
2. The Closing of any Purchase and Sale resulting from an acceptable Tender will take place on a mutually acceptable date for both parties (the "Closing Date").
3. The bidder whose Tender is accepted will be required to complete a written agreement covering the terms and conditions of sale.
4. On acceptance of the successful Tender, the balance remaining will become payable on the Closing Date. If the balance of the accepted Tender is not paid as of the Closing Date, the Deposit will be forfeited as liquidated damages and not as a penalty, subject to paragraph 5 below.
5. If part of the Purchase Price is to be paid from the proceeds of a new Mortgage, payment of that amount may be delayed by the time required for registration of the Mortgage at Brandon Land Titles Office and for reporting to the Mortgagee, and if so, that amount shall bear interest payable to the Vendor at the same rate as the new Mortgage until paid.
6. Possession will be provided to the Purchaser as of the Closing Date and time.
7. Any mines and minerals interests are excluded from the Tender and will not be sold.

a) Property 1 is approximately .30 acres and the cottage is approximately 1000 to 1100 square feet.
b) Property 2 is approximately .28 acres and the cottage is approximately 900 square feet.
c) The 2 cottages are lakeside and a stones throw from each other at Pelican Point.
d) Private well and septic tank.
e) Electric heat.
f) Viewing will take place August 9th between 2:00 and 5:00 pm.
