Looking for people who have experience hiring a contractor, or contractors with experience of prepping a house to sell.  
 
- What things have you (people who have hired contractors)asked to be done prior to putting your house for sale?  
 
- What things have people asked you to do to help their house sell (contractors).

You’re better off asking an experienced realtor. They’ll know what’s worth fixing and what won’t affect your resale value, as well as a ballpark of what you’ll spend and how much to expect to see as a return when you sell. I recommend Larry Jago. He told us exactly which walls and ceilings to touch up, what to fix, and what to not bother with. We ended up getting exactly what we were asking for and had a lot of compliments from realtors and buyers. First offer came in after 6 days and the sold sign went up a week later! PAINLESS!

I agree, its a realtor you want to talk to, not a contractor. We recently sold our home and were given tips on decluttering, removing all items from our kitchen counters, taking lots of items out of closets and storing else where, same with furniture if your home is crowded, get rid of personal photos and momentos etc.  
 
A friend is trying to sell their home right now and have put many renos into it in the past year (as they were planning on staying), have been told they will not get this $ back as the market is lower than when they purchased their home a year or two ago.  
 
So I would not be doing any renos until you talk to a realtor.

Do a little research and figure it out yourself or pay a Realtor tens of thousands of dollars to do it for you.

I was asking because I did not think a realtor would teach me how to redo a door frame - that sort of thing. Unless you know one that can, that'd be great!
