Material cost breaks down as such...
Shingles make up 75 cents per sq.ft.
Ice & water shield is about 25 cents a sq.ft. (about 10% of a typical roof)
synthetic underlay makes up 8 cents a sq.ft. (other 90% of the roof) making the average
underlay cost to be 11 cents per sq.ft.
nails run $20 per 1,000 sq.ft. so 2 cents per sq.ft.
needed roof vents and rubber flashing for sewers are about $30 per 1,000 sq.ft. (varies depending on the roof. so that's 3 cents per sq.ft.
new drip edge if needed for a 1,200 sq.ft. roof is about $90 so that is another 8 cents per sq.ft.
typically chimney and replacement step flashing is billed separate so that isn't part of the normal i:ncluded sq.ft. price.
that puts us at $0.75 + $0.11 + $0.02 + $0.03 + $0.08 = $0.99 per sq.ft. in materials...
Tipping fees are right around $90 per ton in Brandon and stripping 3 tab shingles mean ~$0.07 per sq.ft. per layer in tipping fees... Laminate shingles are slightly heavier and they are ~$0.09 per sq.ft.
So when I bid at $1.90 per sq.ft. for a simple walk on that means I have $0.80 per sq.ft. to cover the labor, equipment, overhead, quoting etc... the moment it becomes a second layer of shingles... or cedar... or steep... or 2 story and we need safety lines that number goes right out the window because of the extra time and costs involved...
