Landlords against families

I don't make a habit of posting to rant but lately my husband and I have been looking for a house to rent for our family and are having no luck.
It seems that landlords in this town would rather rent to a group of university students than to a family.
Can anyone explain to me the reasoning behind this?
I understand that people may think children could cause damage to a home, however I thought that was the point of paying a damage deposit. I have been to a few college parties in my day and see far more damage being caused by those renters.
I don't want to be misleaing when looking at potential homes but when I see an ad that states the home is "X" amount of bedrooms (1 more than what we NEED) and that the home has a large amount of square footage plus a basement but am told by the landlord that it wouldnt be big enough for a family of 5 I kind of have to wonder. I think I should still be able to look at the home and make that evaluation for myself.
I know I will get flack for this since the owner can rent to whomever they please, and people on here will disagree with my opinions but I'm hoping somewhere out there can give me ideas as to the rationale behind it all... or maybe even know of someone who is willing to rent to a family.
