Home buying: Okay what would you do ???

My partner and I are not "actively " looking for property as we own and live in a home "Brandon" that we enjoy, however after now having 5 children to the original 2 we have out grown our bungalow.
We find that Realtors on average are somewhat pushy, so we have resorted to looking on our own.
we saw in the paper recently a home 30 mins outside of Brandon,
We or I contacted the listing agent and they were unable to show us the property that night.
We asked if we could just "drive out" and look around the 7 acres. ( just too see how far out it truly was )
We were told YES that would be all right. We drove out with 5 kids got lost, took us 3 hrs to find it, wrong directions the house, and once we saw it we turned around and headed home.
The next day I contacted the listing agent once again and we were given permission to go out to the property ( Listing agent was busy ) and view it. The 7 mth pregnant owner and infant son showed us around.
The vender gave us a tour and after spending an hour out there my husband and I were in love. ( with the land :-)
This was Thursday, on Friday I left 2 messages for the listing agent to call me, no reply.
My parents ( however cheesy that sounds ) wants to see the property themselves before we jump in and make an offer. Anyway they are 3 1/2 hrs away, and the agent still hasn't got back to me calling and emailing about a another viewing.
Finally after 4 messages she calls and states "the venders will not permit a third viewing without a certified approval "
And due to circumstances cannot show until Tuesday of next week.
Umm this is a new active listing that needs to be sold apparently by July 2009
Umm I actually own my house outright and have a "line of credit" against my house so any purchase will be cash.
Then I was told there will be NO showings till after tuesday, May 19th, but the vender needs to sell by July.
What do I do I can't see it, with my parents who were driving 3 hrs out. I am NOT comfortable giving them the venders access to how much my line of credit is?
We obviously are not "tire kickers" by making the drive out twice in an row, and having my parents drive out 2 days later.
What would you do ? Suck it up and view the property on their terms?
Or say Screw you
You had an actual No conditions cash buyer and insulted them?
