tenants rights

i have been living my new house for a few months now and have noticed my landlord likes looking in my windows and when they are in my home they try to look and see what is all here. i don't think that they can do that but am not sure. I also just got engaged and my bf has been staying the night a few nights and they have told me that that is not allowed. we are planning on getting married but are afraid if he decides to move in they will evict me. i am not sure of what i should do so someone please help me
