Landlord Discrimination

I have a question. I have a friend who wants to move out of their apt but is stuck in a lease.They gave a one month notice saying that they would like to leave. Fist landlord says ok. Then phones tenant back saying you have a lease. A few days later the landlord phone back saying they will have to pay for advertising. Tenant says thats ok. Then landlord says you will likely have to pay another month.
The landlord says to them that they dont want to rent to couples, People with kids, or Aborginals? And that December is a bad month for them and starts bringing her personal problems in to the mix...
Landlord has also shown apt atleast 10 times without giving consent to enter.
What is my friend to do?
