Landlords are required to give three months written notice for a rent increase. Also, rent can only be increased once a year, and there is a maximum percentage it can increase by. Of course there are some exceptions to the rule, but I would call the Manitoba Residential Tenancies branch if I were you. Hopefully you have a signed rental agreement.
Also, security damage deposit can only be half of one month's rent, and a pet deposit can be equal to one month's rent.
I'm fairly certain that you can't be charged a pet deposit if it is a service animal, although I'm not sure if a therapy cat would be considered such.
