With the recent ownership change of campbells trailer court and name change to Meadowbrook village, I am noticing alot of people are starting to sell their trailers out here. I am just curious as to some of the other peoples thoughts or intentions that live out here?

Personally am not to stoked about them adding another 200 or so more trailers out here, I kind of like the small tight knit and friendly community we have out here already.

I wonder how this will effect Brentwood villages planned expansion. Brentwood is planning a 41 lot expansion. With Brentwood's expansion and Meadowbrook's expansion that's 241 lots.  
 
Is there that big of a demand for more mobile home lots?

When residents of Kingway Trailer Court were given eviction notices, they had nowhere to move to as other mobile home parks were full and some had waiting lists.  
I think it's great for baby boomers wanting to downsize and not go to a condo where there may be rules about pets. Also not as pricey as a house or condo.

The biggest issues with the development of a court is sewer and water. The Meadowbrook expansion will need to upgrade and expand the water and sewer services before they are able to expand any lots if at all. If it has been purchased by the company that also owns best buy homes they will need to offset the price of the land and upgrades to the sewer and water and the lot rents will be at least $350 maybe north of $400 a month.  
 
The only reason they would buy this court is so that they can sell their homes ( no lots no homes to sell)so no competitor homes will be allowed and older homes being definitely will not be allowed. The people with existing homes will probably see a increase in lot rents more than the standard increase as the company will put in a request to increase them due to all the infrastructure being upgraded.  
 
Keep in mind that Brentwood is in Brandon on city sewer and water so that will make a difference to a lot of people looking to buy a new home . As well as resale of the homes would be better in Brentwood than outside of the city .

They are telling us that the sewer is only running at less than half of what it is capable to handle so they are ok there. As far as water they are saying there will be upgrades. Along with road upgrades as well. They will be adding 4 new phases of developments. As far as lot rent hoes for us pre existing it has been discussed at 3% .

Lot rent right now is real cheap so I imagine the new phases are going to be pretty high.

I totally agree with you, that is the reason I moved out there. I do not care what they do with the new part but don't project those costs on the already existing homes. I do not want paved streets(huge costs), street lights, dog walking park, camper compound.....none of it! I can handle a 3% increase in lot rent but nothing like what the new trailer court owner said I should be paying(350-400). If I wanted to pay that per month then I would have bought property that I actually owned!!!!

Everyone wants affordable housing yet when someone wants to build it there is an uproar. There must be a market for it as they wouldn't do all that work for nothing. Sounds like something SunRidge Homes did back in the day with their development by Little Chiefs store. Only their trailers would go in there. I think if paved streets and more amenities are going in those that don't want it are outnumbered by those that would. How often do you see "What is available for internet and cable out in cambells trailer court?" Having more residences will encourage more services to be supplied. People with these developments need to make money too. Those that want the basics will be forced to purchase their own land out in the gravel road countryside and put their own well and sewer in....then see what costs will be. If there was more mobile developments it would actually help costs by lowering the initial trailer cost due to competition. But like everything in this world.....unless you own everything you don't get your own way. I think it will be a good thing having the expansion.

I understand the more people the more chances of getting better service providers and options for such things as cable and internet but just because the new part will be paved doesn't mean the old part has to be( I know the costs, my family owns a company that paves). That would drastically change your lot rent....just saying. I moved to that specific place for a reason. Go ahead improve the water, beautify it up a bit but if they are going to pave the streets and go through with never ending changes, it will more than guarantee more and more trailers will be up for sale.

The 3% increase would only be allowed if the owner of the park makes improvements . As the rents are controlled by residential tenancy the increase allowable this year was 1.5% I think. To get anything higher the owner must get approval from residential tenancy and prove why it should .  
 
Keep in mind that those that own homes should take a wait and see approach. The issues with high lot rent will effect the price the homes will sell for to make them affordable. An example is in places like Arizona and Texas that a lot in a park like that would be $600 plus a month. What it has caused is that many homes are worth very little as you are taking on the person selling lease obligation on the lots.  
 
It will be interesting to see how they work the old and new areas. The reason that no one else has done a park is that the cost to develop a park is huge. the return based on monthly lot rents takes a long, long time to pay for it self. The only reason one would do it is if they sell their own homes on there own developed lots as the only way you can sell homes is to have lots were there are none within over a hour and a half of Brandon.
