We rent from a huge cooperation here in brandon. We have had so many issues i.e. : mold, flooding etc. We are able to get out of our lease at the end of July. My question is... With how much work they will have to do with the issues is it legal for them to withold our damage deposit if we do not clean the unit.

I would clean anyways and make sure to take pictures of every inch of the place when you're done!! That way there should be no reason for excuses to keep the damage deposit regardless if it's mold infested. Just had a family member go through court for damages that weren't there when we cleaned. Better to be safe than sorry when it comes down to it!!

I've had shitty landlords before but I would never not clean a place when I moved out. That's partly why damage deposits exist - for dirty tenants not cleaning up after themselves. Did you sign a contact? If so, it may state that you're even supposed to rent a carpet cleaner before you leave. They let you out of your contract so they can't be that bad..but then again you wanna leave a place dirty so I doubt you're a model tenant lol

Mould issues, take pictures and send to the land lord tenancy branch so it's on file. If the land lord doesn't fix it for the next tennant. Also depending on the mould I wouldn't suggest you do it yourself. Not without a respirator/ face mask.
