At least you will need a lawyer to witness your father's signature on the Transfer. You can take the document to the land titles office and register it yourself. Land Titles has a 7 or 8 day turnaround time-you can look at their website to see what their current signing date is. You will pay a Transfer fee, and if the value of the land is over $30,000 there is also land transfer tax unless it is farmland and you are a farmer. (I just recently registered a transfer so those are things I know. )
