Just looking for inputs on becoming a Real Estate Agent. I read online that when you are an agent you are not permitted to holding another job, does this mean full time job or is it ANY (part time/casual) job? Was thinking of working very part time until established, but maybe that's not an option!  
Seems like there are lots of agents out there - is there a demand for more?

at one time most of the agents were part time , i do not think that you could be required to not hold a second job , the real estate board may frown on part timers and refuse access to MLS but they do not make the laws

Do it and move to Toronto, you'll make a lot of cash. But don't expect someone to use you for 5%. There are realtors there only asking 1-2%, and they make a healthy paycheque.

If you haven't yet, I strongly recommend you interview two of three realtors from different companies to talk about best parts of job, worst parts of job, biggest surprises, the initial courses and licencing process, the continuing education requirements, hours of work, demands on family time, etc. Be up front about your interest in a career change and maybe treat them to lunch as a reward for meeting with you.

As for the original poster...only you know if you're a good schmoozer and good at sales.

My brother, who doesn't live in Brandon, looked into it years ago. Besides a fair amount of education you need to do (exams, etc), he has some issue with the ethical end of it. He decided not a pursue it.

Before you attempt a commission based income career, make sure you have about 6 months of living expenses in savings and have what ever bought now that you may need financing for in the immediate future too as leaving a salary and going commission scares banks if you need a vehicle or something. These were things I found out the hard way when I attempted Life insurance and mutual fund sales about 12 years ago.

Unless you have money put away to live on and can be aggressive when you're new in the business.......I don't recommend it. Too many agents already for the Brandon market.
