Document everything. Use forms provided by residential tenancy branch, provided on their website.  
 
1. Application forms  
2. Tenancy agreement form  
3. Conditions report  
4. Make your own rules list and have it signed by tenant (this will include rules on pets, smoking, etc.)  
5. Provide rent receipts  
 
It's up to you whether you will want a lease signed or if you will rent month to month.  
If you have good tenants, having revenue property is great, but the minute you get a bad one it is a nightmare.

dont take the documentation lightly  
 
screen your tenants well  
 
take pics and get them to sign all the forms  
 
read the RTB guidelines well  
 
and remember its a business so make sure you are on top of things like rent payment ect

In Brandon? My recommendation is don't.  
 
But if you insist, No pets for sure, reference checks on the people, you don't have to take the first tenant that shows up. Be extra choosey on who you allow to live in your home

Check Court Of Queens Bench - enter in prospective tenants name and if they have ever been taken to small claims court for things such as not paying rent etc will show. Wish I would have known this before I rented to my tenant ( I'm actually listed as number 13 on the list of people that have taken her to court). PM for more info
