It seems to me that the city might like to look at this proposal as a way to fix the problem with the Braecrest intersection. I've never been convinced that lights are a good, or even safe, idea.

With this proposal, Braecrest can be diverted up to the Peavy Mart lighted intersection, further away from the hill. I've attached a picture.

Think you have something with the drawing. They will never put lights at Braecrest and 18th due to the slope of the northbound lane on 18th. Looks like a economical option and still give everyone safe access 18th north and south.

I hope they never put lights there, but a few levels of government really wanted them there at one point.

I suppose that you could still allow northbound on 18th to still turn right onto Braecrest as it would not cause any problems. I wouldn't allow a right turn off of Braecrest though because you'd get that one guy who would sit in the right turning lane to attempt a left turn.

Awesome to see that land getting a new lease on life. Having another furniture store in that area is gonna make making the rounds for furniture/appliance shopping that much easier. Have had good luck with Kullbergs on some of the stuff we've bought because of how accomodating their delivery can be!

The only small hope I have that prob falls into the category more of superficial... that that isnt the same ribbed black/grey metal siding that seems to be popping up on just about every new commercial building/exterior reno lately?

Would have been nice to see a nod to some sort of unique facade or incorporating some building interest reflecting the long history of Kullberg's legacy in the City.

Every building these days in Brandon looks the same. It would be nice for it to not be another metal box of a structure. It has a nice opportunity to be a local destination stand out building with some character. Yes, more expense, but would differentiate from the rest of the ho-hum chains that plunk up steel, boring buildings, then move or leave. It's a big lot with a black building with no landscaping desirability either. To me I know it's just a rendering, but bring on some creativity with welcoming urban planning, developers. Brandon has been good to Kullberg's. Hopefully more thought goes into the development plans of some places.

Whatever the case, best of luck in the new space!

Could still be stucco, hard to tell from the rendering. If the rendering is along the lines of where they might go with the landscaping, looks like some kind of flowering shrub which can look quite nice!

Either way, in a function over form world it's a small point in a bigger project and it might be less a reflection on this particular project than it is how projects are proposed/quoted, who's quoting them, what materials are available, etc!

But I can see a huge congestion at the lights at peavy mart. As it is now you have 3 traffic flows on such a small stretch of road, like 2 or 3 cars. then you go and add all braecrest traffic to it. And a 3 way stop intersection right there to boot. Like I said, I might be wrong but I can see it as being a cluster $&@! Intersection.

Yeah, it's a concern.

Eliminating the left turn from Braecrest onto 18th is the main concern because of accidents and near misses that happen at that corner. The preferred solution would be to allow right turns off of 18th and onto Braecrest eastbound, and off of Braecrest westbound to northbound 18th. In that scenario, only the people wanting to do the left turn would be forced to Peavy Mart.

The concern is the idiot who tries to turn left anyway. I suppose that you could design the right turn so that by the time they merged there was no way to even attempt a left.

Also, I would think that some of the traffic from further east would find its way down to Kirkaldy and just avoid the corner altogether.

From what I can see on the documents, it looks like the only retail there will be The Little Shoppe. It appears that the Kullbergs part of the building is just distribution centre, not a retail furniture store.

I totally agree, and then if people start cutting through Montery estates- that will open a whole other can of worms!

It’s a furniture storage or store and the Little Shop.
Patmores nursery was there decades and was always busy.
So the new store is no different except I doubt it will be busier then Patmores was.
It’s a different clientele altogether.
