I just purchased this summer and wound up choosing Glendale Mobile Park. I viewed mobile homes in all including Campbells. A few things I learned while making the search for my first home:
1. Lot rent doesn't always make or break a deal - lower lot rent I found meant possibly lower quality area, busier area
2. Not all banks will give mortgage rates on a mobile home - only larger banks do not Credit Unions
3. All banks will refuse financing if purchasing in Meadowlark - it is a Co-Op ran RV/Mobile Home park and many issues have risen because of this so now banks will not finance out there
4. Make sure to know what you are looking for in a mobile home, take the time to tour the area, question the neighbours about the area if you see them out, and check what school district you are in. Campbells is Rolling River School Division not Brandon. Glendale is Kirkaldy, Brentwood is Meadows, etc.
The reason I chose Glendale was I found a really good deal on a mobile here, the landlord/manager is super easy to deal with and the lease is so relaxed. Yes the lot rent is a bit higher here (approx. $300) and yes it includes property taxes so you don't pay those, does not include water. This area is quiet, lots of families and a park for the kids. From what I have seen in the area you can add additions to your home, fences, sheds, etc. I am sure you would need the permits and permissions like any other place though. Hope this helps.
