Looking to buy one next summer. Which park is the best? Which one has the lowest lot fee? Tell me your experiences ... Thank you

And love it. Lots of families, it's quiet and a great place to live. Lot rent depends where you are up here but it's not too bad. Our mortgage and lot rent are very reasonable.

I lived out at Cambells (sp) years ago, the lot rent was cheap, no extra cost for water out there then, not sure now. Great place to live I thought. Had a place towards the west end and was great...

Meadowlark has one of the lowest lot rent fees, very quiet, very safe neighbourhood. Like a small hidden community in Brandon.

Lot rent includes water in meadowlark.

Where is meadowlark? I prefer to stay in Brandon. Not outside of

does anyone know what parks allow you at add on additions to your mobile home

are taxes included in the lot rent or is there taxes on the home as well

Have lived here 6 years, love it, and answer to the 2 questions above are yes, and yes!

I just purchased this summer and wound up choosing Glendale Mobile Park. I viewed mobile homes in all including Campbells. A few things I learned while making the search for my first home:  
 
1. Lot rent doesn't always make or break a deal - lower lot rent I found meant possibly lower quality area, busier area  
2. Not all banks will give mortgage rates on a mobile home - only larger banks do not Credit Unions  
3. All banks will refuse financing if purchasing in Meadowlark - it is a Co-Op ran RV/Mobile Home park and many issues have risen because of this so now banks will not finance out there  
4. Make sure to know what you are looking for in a mobile home, take the time to tour the area, question the neighbours about the area if you see them out, and check what school district you are in. Campbells is Rolling River School Division not Brandon. Glendale is Kirkaldy, Brentwood is Meadows, etc.  
 
The reason I chose Glendale was I found a really good deal on a mobile here, the landlord/manager is super easy to deal with and the lease is so relaxed. Yes the lot rent is a bit higher here (approx. $300) and yes it includes property taxes so you don't pay those, does not include water. This area is quiet, lots of families and a park for the kids. From what I have seen in the area you can add additions to your home, fences, sheds, etc. I am sure you would need the permits and permissions like any other place though. Hope this helps. Not sure if a garage matters to you but I think Brentwood is the only park to allow garages.  
 
I have family and friends who live in Brentwood and love it there.

I live up in Meadowlark and it is a very good place to live. Yes, we are a cooperative and yes we have had issues since forming the co-operative on people getting financing from banks. I have been told that this is close to being resolved. One thing I will say about living here, is you are a part of the co-operative and it is likely the most secure park to live in Brandon. The people who own the other parks could easily up and sell to a developer(KINGSWAY FIASCO) and you are SOL. There is no way that is happening here, as we are all shareholders in the co-op. Food for thought.

Something else we noticed when deciding was not necessarily the low lot fee was the best, some of the parks have very little yards parking isn't the greatest and no garages allowed those were things important to us.

Highland, Whiteswan and Glendale are all on north hill right near each other. Glendale is behind Whiteswan Highland is more beside.  
 
Another thing to keep in mind is if you ever want to sell. The owner for Whiteswan has caused previous tenants issues with selling and has been taken to court over this (which may have caused him to relax a little with selling now). Brentwood and Glendale seem to be the most relaxed with rules and regulations I found when I was searching. Good luck!

White Swan & Highland Park have the benefit of clear, concise rules & expectations of all that live there. They're maintained really well; e.g. no trash lying around.  
 
Smilin: it would be interesting to know your source for saying the owner has been taken to court. I believe it's not okay to put something on here that's untrue.

I lived in Brentwood for a few years (the newer part). It was an awesome neighbourhood. I left my car unlocked, house doors unlocked, windows down in my car all summer, bikes and whatnot unlocked, and nothing ever happened. I would never think to do any of that where I'm living now. We were pretty much allowed to do whatever we wanted (we obviously asked first, but he never had a problem with it). I know some parks have strict rules on dogs and I'm pretty sure there's one park that you're only allowed one dog (I can't remember which one though..) but that's something to look into if you have dogs or want dogs. I'm pretty sure at whiteswan your also not allowed to park on the street (someone can confirm this I'm sure) but that could cause a lot of issues if you have friends or family coming over often. I'd pick up a rule book first and see what ones you can live with and what ones you can't and then go drive around the different parks and get a feel for them.

We lived in Campbell's for three years, up to last year. Our lot rent was under $170 and included water.  
 
It was a great place to live, close to Brandon (5 minute drive), very quiet.  
The downside was, no park for the kidlets and no garage (unless already there).  
 
We chose Campbell's because if you add $350-$450 on to a mortgage plus water, you might as well buy an actual house!

I thought it would be noisy on the trans can Hwy.

It is basically inbetween the Honda dealership and the Days Inn. It is one street of newer mobile homes. David Avenue. I will be selling my mobile home next spring/summmer. Maybe we could work out a deal.
