Maybe I'm crazy but why not contact a realtor and your financial institution and ask all these questions rather than a bunch of anonymous strangers on eBrandon who may or may not give you accurate info? A realtor isn't going to charge you to answer your questions, they are hungry for business. Your bank will also not charge you to answer your question and you will know exactly what the fees etc. are going to be.
I know you don't want to sell privately as it's your first time but you will save a lot of money and really it's not hard, your lawyer does a lot of the work for you anyway.
Anyways good luck and don't be afraid to turn down realtors of you don't feel they are a good fit or working for you. Also make sure of the documents and exactly what you are signing. Ask questions if you don't understand.
