    If there is a property with no gravel road access, but accessable by road allowance, and someone wishes to build a residence on said land, does the RM have to provide a gravel road to the property, in place of the road allowance? Or is it up to the land owner to provide their own? The nearest existing gravel road is 1/2 mile away.

    The RM will force you to build the road at your own expense. Usually to their standards. You will also need to go to a council meeting and get approved for construction. They may require clearance from conservation and the historical resources branch etc before anything is disturbed. The neighbors will also get notified and have an opportunity to complain about why it should not get built.

    You will probably be financially responsible for snow clearance and maintenance of that road. I know a close neighbour that had to build their own access on a road allowance and they are fully responsible for all upkeep even though it connects to a trail system.  
    It would be a smart move to speak to your local RM office in the early stages of your planning to avoid unnecessary surprises.

    That's exactly what I didn't want to hear lol, but it is what I was expecting. Looks like it's a turkey trail driveway...good name for the property, turkey trail ranch.

    What RM are you in? Because the RM is part of the old boys club. They are not for the home owners. They say that they will help you etc but good luck with your plan.
