Tenants

I know that there are people on EBrandon that own rental properties, and I'm hoping to get an answer to a question. What actions can a landlord take with a tenant that is late paying rent? For instance, if they cannot pay the whole amount, or any of it until two or three weeks late. The Tenancy Board website says we're allowed to give notice to move out, but we're not interested in evicting them. What steps can be taken to correct the problem? Do you charge a late payment penalty?
A second question I have... Is a landlord allowed to not accept cash if the tenant is consistenly short on rent, but claiming they thought the whole amount was given in cash. Since its the tenants word vs the landlords word, can the the landlord insist on rent being paid with a check?
